Historic Haggard Farm Sale Marks a New Chapter for Plano

170 years of holding. One of the last great corners on the Tollway. And what’s going in next.

If you’ve spent any time in Plano, the Haggard name is woven into the landscape so completely that most people don’t even notice it anymore. Haggard Middle School. Haggard Park. Streets and landmarks named for a family that has been in this city since before it was a city.

The Haggards settled in Plano in 1856 — before the Civil War, before Texas was even a stable state. At one point, they owned thousands of acres across what is now one of the most valuable real estate corridors in the country. The stretch between US 75 and the Dallas North Tollway. Legacy West. The Samsung campus. The AT&T consolidation. The Toyota headquarters. All of it, at some point, was Haggard land.

Over generations, parcels were sold. The city grew up around them. What remained was a 26-acre corner at Spring Creek Parkway and the Dallas North Tollway — just south of Legacy West, one of the last undeveloped pieces of meaningful size on the entire Tollway corridor. They held it while everyone built around them. Through the tech boom. Through Legacy West’s transformation. Through the pandemic. While JPMorgan and Goldman Sachs signed leases and Samsung moved its headquarters and the corridor became one of the most sought-after addresses in North Texas.

This July, ground broke on The Plaza at Spring Creek.

The development is $325 million, 26 acres, 290,000 square feet of retail, dining, and wellness across 16 buildings — open-air, walkable, mid-century design elements reimagined for modern Dallas. A boutique hotel. 250 to 300 luxury residential units on top. Designed by Dwell Design Studio, the same firm behind some of the most thoughtfully executed lifestyle centers in the South.

The tenant list announced at groundbreaking is strong. Costera Cocina is coming from Chicago’s Fulton Market district — one of the most talked-about dining corridors in the country. Bar Italia from Florida and Ohio. Sweet Paris. Foxtrot Market. The Hampton Social. Herman Miller. Face Foundrie. Venezia Nail Spa.

And then the one that anyone who has spent time in Plano will recognize immediately: CRU Wine Bar & Bistro is leaving the Shops at Legacy after more than 20 years to anchor The Plaza at Spring Creek. CRU has been at Shops at Legacy since the development opened. It became one of those places that felt permanent — a neighborhood institution in a corridor full of them. The decision to move says something about where the energy is going on that stretch of the Tollway.

The site sits in a trade area with a daytime population of nearly one million professionals and an average household income approaching $142,000. It’s not a speculative play. The numbers have always been there. The question was always what would finally go in — and when.

From a real estate perspective, this matters for more than just the tenants. A $325 million open-air lifestyle center with luxury residential above it, delivering in 2027 just south of Legacy West, in a trade area this affluent, is going to generate comparable activity that touches property values in the surrounding neighborhoods. West Plano, Frisco, Far North Dallas — all of it benefits when a development of this caliber lands in the corridor.

The Haggard family has been in Plano since 1856. They watched the whole thing happen around them and they waited. You don’t hold land for 170 years without understanding patience. And you don’t sell it until the moment is right.

They picked their moment well.
